In fact, we will help structure the deal and can often get the loan approved with banks and lenders that you would be unable to get done. We have access to nationwide lenders, Private Hedge Funds and Wall Street. To accomplish this we guarantee:
Quick approvals or denials, our experienced underwriters will look at your loan and give you quick answers - no long waiting periods! Our underwriters have done hundreds of CRE loans and work to structure the loan for maximum approval. We will do this work for free, in essence giving you free pre-approval. No large upfront deposits!

We will spell out to you in plain English the exact rates and points and terms that we can provide. If you accept it, we will collect a small upfront deposit but we GUARANTEE those exact terms or you are entitled to your money back. With us, you will only pay if we get you the best deal at the terms you have accepted!

We will update you weekly as to the status of your loan. No more waiting for months for an answer because a loan is in "committee". You'll always know where you stand.

We ask only 3 things:

1) Honesty. Let us know up front about the "issue" that might kill the loan. Chances are we can work around it given time. It will ultimately be found out; and if that happens just before closing, the deal dies.

2) Help us by returning the required documents in a timely fashion. We never ask for documentation that is not absolutely necessary to close your loan. The faster we receive it, the faster we can get you funded.

3) Agree to provide 2 referrals to us during your time in process. By having you tell others about us we can spend less time marketing and more time closing your loan.

Available Products
A&D – 75% loan to cost (65% on hotels) $10 Million minimum loan amount, Commercial Only, US, Canada, Costa Rica and Mexico.

Securities Based Loan – We will lend up to 80% asset value on any US publicly traded asset, 7 to 10 days to close, No credit or income requirements, 48 hour approval.

Land Equity Loan – We will lend 7-1/2 times your equity, $10 Million minimum loan amount. You can use the equity in your land to fund the entire commercial project…no down payment needed. US only.

Equity Based Loan – True No Income, No Asset loan. We lend up to 75% of asset value or 75% or after completed value, no questions asked. $1 Million minimum loan amount. Hard Money rates from 12-16% apply. Worldwide.

Preferred Equity - $1 Million to $10 Million. ALF or Multifamily projects only. US only.

It is a pleasure to getting to know you.


I do mostly commercial real estate investments and leasing, but I do commercial mortgages and loans too except I prefer not to offer this service to my active real estate clients. I think it is important to share problems and solutions in our line of business, and possibly opportunities because we will all benefit from this.
